Where to run private classes and coaching sessions in Dubai (and what the hour costs)

Class-ready studios in Dubai hire from roughly AED 130-300 per hour, while a single drop-in class sells for AED 115-180. Here is how the teaching maths works, space by space.

A rented studio turns a solo coach into a class business - one booked hour at a time.

A class-ready studio in Dubai hires for roughly AED 130-300 per hour, while a single drop-in yoga or pilates class sells for AED 115-180 per person at named studios. That gap is the whole business model: a coach who fills eight mats has covered the room four times over before the warm-up ends. Shuttrd listed 268 spaces across the UAE (213 active) on 20 October 2026 - studios, offices, apartments and cafes among them - and most can be booked for a single hour, which is exactly how a teaching practice should start.

This guide sets out what class-friendly spaces actually cost, how the per-session maths works, and which permits to check before you charge anyone a dirham.

What does it cost to rent a space for a class in Dubai?

Dedicated movement studios publish the clearest rates. Read on 20 October 2026, James & Alex Dance Studios in Dubai Media City lists three tiers: AED 130 per hour for its 30 sqm room, AED 220 for 96 sqm and AED 300 for its 136 sqm studio with a sprung floor - all with mirrors, ballet barres and a sound system. The Ballet Centre advertises studio hire from AED 150 per hour across its Jumeirah 1 and Motor City sites, and D World Dance Studio in JLT lists group-class rental from AED 250 per hour with wall-to-wall mirrors and a changing room (both read 20 October 2026).

For seated subjects - tutoring, language lessons, career coaching - the room is cheaper. Hotdesk's UAE guide (26 March 2026) put meeting and training rooms at AED 50-300 per hour, and on Shuttrd's own Q3 2026 Shoot-Location Price Index, built from rates read on 2 October 2026, offices listed at a median of AED 235 per hour and studios at AED 315.

Two pricing caveats apply across venue types. AXD Space's Dubai guide (5 August 2026) reports that October-April rates run 20-35 per cent above summer, weekends add 15-25 per cent, and districts such as Deira and Al Barsha price 20-40 per cent below central Dubai. Book your recurring slot accordingly - a Tuesday-evening class in Al Quoz will cost meaningfully less per term than a Saturday morning in Downtown.

Do the economics actually work? A worked example

Take a group pilates class, and treat every number below as an illustration with stated assumptions, not a Shuttrd earnings claim. Property Finder's Dubai yoga guide (updated 15 June 2026) lists single drop-in classes at AED 115 (Zen Yoga), AED 125 (ZOGA and DRYP) and AED 180 (walk-in at Eclipse Wellbeing) - so assume you price at AED 120 per person, mid-range.

Rent the 96 sqm studio at AED 220 per hour and book 1.5 hours to cover setup and handover: AED 330 per session. Eight students at AED 120 brings in AED 960. That leaves roughly AED 630 per session before music licensing, insurance, marketing and your booking platform's fees - and the same room, booked weekly, costs about AED 1,320 a month against a studio lease that would also demand fit-out, utilities and a year's commitment. Private 1-to-1 sessions flip the ratio: Eclipse lists private classes around AED 400, so even a AED 150 small-room hire leaves a workable margin at one client.

The honest corollary: at four students the same class nets about AED 150 a session. Hourly hire does not make a thin class profitable - it makes experimenting with formats cheap until you find the one that fills.

Which space suits which kind of class?

Not every class belongs in a mirrored studio. Mapping formats to Shuttrd's categories: yoga, dance and fitness want a Media Studio or open-plan Apartment with hard floors and daylight; tutoring and professional coaching sit naturally in an Office; cookery demos and supper-style classes belong in a Cafe or Restaurant off-hours; art workshops and talks fit an Event Space or Showroom with wipeable floors and wall space. If you are running something closer to a half-day programme, our workshop venues guide covers capacity, AV and layout in detail, and for breathwork or movement days outside four walls, see the day retreats and wellness guide.

Whatever the format, check four things before booking: flooring (sprung or wooden for movement; carpet kills a dance class), noise tolerance (a residential building and a 7pm HIIT class are a complaint waiting to happen), parking and metro access for students, and whether the host will hold a recurring weekly slot - many will, and some discount it.

Do you need a licence to teach or coach in Dubai?

For academic tutoring, yes - and it is more accessible than most people think. The UAE's private tutor work permit, introduced by the Ministry of Education and MOHRE, is free to apply for, valid for two years and processed in one to five working days, per Gulf News (updated 18 September 2025). It is open to registered school teachers (with a no-objection certificate from their school, and never for their own pupils), government and private-sector employees, unemployed residents, university students and school students aged 15-18. Applications go through the MOHRE website under Private Tutor Licensing; supporting documents such as the good-conduct certificate carry their own government fees.

Fitness, sports and wellness coaching is regulated separately, and the rules differ by emirate and free zone - verify current requirements with Dubai Sports Council or your licensing authority before charging for sessions, as we could not confirm a single published fee schedule at the time of writing. The same applies to serving food at a cookery class: Dubai Municipality food-safety rules govern paid food preparation, so confirm with the venue and the authority first.

How do you book your first class slot?

Start with one paid hour, not a lease. Browse Spaces on Shuttrd, filter by the category that fits your format, and message the host about flooring, sound and a recurring slot before you book. Price your first block of classes against the drop-in benchmarks above, keep the room cost under a third of a full class's revenue, and let real attendance - not optimism - decide when you upgrade to the bigger studio.
